Low GPU usage near dinos and structures

NOTE: I already opened a ticket on support.survivetheark.com, but they told me to come here, as they were not able to help me.
            I already tried the stuff from the Troubleshooting and Common Solutions

When I am away from large structures and many dinos, my GPU usage is high, around 95-99%.

When I am near large structures and many dinos, my GPU usage goes very very low (15/20%), and obviously FPS go low too for this reason.

If I kill all dinos, including mine, but I am near large structures, my GPU usage goes around 50/55%.

If I destroy all the structures and there are only many dinos, my GPU usage goes around 50%, and adding dinos can make it go even lower.

In ALL of the scenarios, the RAM usage is stable, as is the CPU usage.
My launch options on Steam are -USEALLAVAILABLECORES -PREFERREDPROCESSOR 16 -HIGH
I have setted everything optimally on Nvidia Control Panel, giving priority to performance, but anyway is not normal all of this. I would understand an fps drop with GPU usage at 99%, but a drop of GPU usage? Absolutely not.
I am on Single Player on The Island, on my own PC, but this thing is happening even on Extinction, so maybe on all maps. I play on only these two.
Can anyone suggest a fix?

I also leave my PC specs too:
- CPU: Ryzen 7 3800X
- GPU: Asus ROG Strix 2070 OC
- RAM: G.Skill Ripjaws V 16GB DDR4-3200Mhz CL16
- MoBo: Gigabyte X570 Aorus Elite
- PSU: Corsair RM750i
- OS: Windows10 Pro
- SSD with OS: Sabrent 1TB Rocket NVMe PCIe M.2
- SSD with Ark installed: Samsung 860 EVO 1TB

My GPU has been manually overclocked but its stability was tested by multiple stress test of hours of 3D Mark.
The CPU and RAM are not overclocked, but there is the XMP activated with RAM at its max speed. My pagefile is a range from 25GB to 35GB.
The health of the SSDs was checked by CrystalDiskInfo and it's more than high (97 and 98%).
